Thank you for choosing to make a reservation at Crakehall Watermill B&B. We look forward to welcoming you. When you make this booking you are entering an agreement with us. Please read our terms and conditions of booking below:
Prices: The price includes accommodation plus breakfast which is generally served 8am-9am. Our 3 bedrooms are 1st floor, accessed via staircase with 2 half landings, and are either double (with king size beds) or twin. We charge a supplement for single occupancy. Please contact us for details. Unless clearly stated on the letter / email confirmation extras such as additional meals, telephone, drinks etc will be an additional charge.
Payment: For all bookings we require a 25% deposit of the total to confirm the booking. The deposit is due within 7 days of the date the reservation is made. We will send you an email or letter confirming the booking and deposit paid. The balance is due on departure. We accept the following forms of payment: For the deposit - cash, cheque payable to ‘L J Green’, debit or credit card and for the balance - cash, debit or credit card. If you choose to pay the balance by credit card we do make a 2% charge.
Cancellation and Insurance: Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 7 days before the date you are due to arrive you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from an insurance broker.
Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival/Departure: Your accommodation is available to you from 16.00hrs on the day of arrival, unless otherwise arranged. Please let us know if you plan to arrive after 19.00hrs. Please be ready to leave your accommodation by 10.30hrs on the day of departure, unless otherwise arranged. Your bill for the accommodation and any extras taken during your stay is payable on departure.
Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Smoking Policy: Smoking is not allowed in the B&B. A deep cleaning charge of £100 will be levied should traces of tobacco be evident in a bedroom or bathroom during or following your stay.
Pets: Sorry pets are not permitted.
Data: Any data gathered during the course of this booking may be held on computer.

Hard wired heat detector fitted in kitchen and by boiler, & smoke detectors in bedrooms, halls and living rooms. Each tested 1st of each month & recorded.
Only small supply of logs kept in the house – a log basket full
No bulk supply of chemicals eg toilet cleaner kept on the premises. Usually just 1 in use and 1 spare.
Boiler has safety cut off valve to oil tank and is serviced annually. New boiler installed 2005.
All doors closed at night by owners prior to going to bed.
Wood burning stove double checked before going to bed.

car arrival: Exit A1(M) at A6055 / A684 (Leyburn / Northallerton) Junction 51. A684 west towards Bedale and Leyburn. Continue on A684 through Bedale, following signs to Leyburn. Approx 1.5 miles after Bedale you come into Crakehall. Continue through the village, passing Bay Horse pub on left, village green and Manor House on right, down the hill to the bridge.
