Our luxury family friendly holiday cottages with a large indoor heated pool, gardens and tennis courts are located just off the beaten track close to Norfolk's Royal coast.

Cranmer Country Cottages is a cluster of converted holiday barns, a luxury salt-dosed indoor pool & tennis courts, surrounded by private gardens and farmland views. We are situated close to the North Norfolk Coast, a few miles away from Holkham, Wells-next-the-sea, Burnham Market & Brancaster. Our cottages are an ideal base from which to explore Norfolk’s stunning expansive beaches and peaceful countryside. There are plenty of things to discover, from nostalgic steam train rides, picnics in golden sand dunes, sea adventures, gorgeous gardens and wonderful wildlife, alongside family friendly nature attractions, adventure parks, cycle and canoe trails and great local food.

Along with fabulous eco-credentials, cosy wood burners and luxurious touches, these 1- 3 bedroom cottages also benefit from shared use of a luxury salt dosed indoor pool, tennis courts, games room, meeting room, a toddlers' play house, useful baby gear and pre-bookable services such as babysitting and meal delivery. The special combination of superb location, luxurious on-site facilities and fabulous grounds offers family self- catering holidays with an opportunity to relax and unwind.

Each property has been designed with equal emphasis on style, home away from home comfort and sustainability. From the west facing sun terraces, guests can watch the stunning sunsets, observe wildlife and oversee their children at play. The converted cottages combine modern architectural design with the best of the original heritage building features. High vaulted ceilings and beautifully lit timber trusses are complemented by stylish contemporary colour schemes, modern kitchens and stylish yet practical furnishings.

The accommodation is all on one level making it ideal for less mobile adults and young families. Cranmer Country Cottages provide an ideal base for exploring the Norfolk countryside by bike as cycle routes extend from the doorstep. Nature reserves and a wealth of visitor attractions are all within easy reach.

Several of our properties communicate with the cottage next door via hallway or boot room. This allows flexible accommodation for extended family groups to spend time together whilst living in their own space. The extended properties are booked as a single property for family gatherings an, celebration weekends and get-togethers.

While dogs are not allowed on the main site, we do have a dog friendly cottage with its own garden 3 mins away. End Cottage sleeps 8, is pet friendly and has its own own private gardens.


The nearest town is Fakenham, a small market town between Norwich and King's Lynn that positively comes alive on Thursday market days.

The Fakenham racecourse provides a great day out for all ages with the opportunity to picnic in the centre of the course or experience fine dining in the Jubilee Stand. Nearby Pensthorpe Nature Reserve is a gem of cultivated natural beauty with excellent indoor and outdoor adventure play areas: a must for visitors with young families.

The local village of South Creake has a village green and a spectacular church and also offers a fantastic classical music repertoire during the summer months. Nearby Walsingham has several cafes, pubs and restaurants as well as a farm shop and other shops and places of interest to visit. Characterful Wells-next-the sea is within a 15-minute car journey or a cycle ride if you are keen. Fish and chips on the quayside carries on a nostalgic British holiday tradition alongside "gilly crabbing" and purchasing fresh seafood from the seafood stall for immediate consumption. All this and a choice of interesting small shops, pubs and eateries.

Garden House is a luxury holiday barn for 6 and is one of our 3 contemporary Eco Barns. The spacious bright, family friendly barn has fantastic views eastwards offering magnificent sunsets over 170 acres of sweeping farmland and gardens.  Each of our properties has a private safe fenced garden with gate access to the shared recreation areas.

Garden House sleeps 6 in 3 bedrooms.  The kitchen/living space is open plan for sociable dining. The kitchen is well-equipped and great for entertaining. There’s an American style fridge freezer, range-style cooker, dishwasher & Nespresso coffee machine. The oak dining table can be extended to seat 12.

Kitchen and living room open through large glazed doors onto a private walled garden terrace with outdoor furniture and leading to the shared gardens the holiday accommodation is close to the tennis courts and childrens’ play area. Guests have shared access of the luxury indoor heated pool and games room. Private off-road parking adjacent to the property.

The Garden House connects with Avocet to sleep 12 for a larger family gathering, celebration weekend or for a get together for friends. Coot Eco-Barn sleeps 3 and is adjacent to both cottages - an ideal retreat for grandparents.

Avocet is a luxury holiday barn sleeping 5-6 guests & one of our 3 contemporary Eco-Barns, former converted Victorian dairy barns. The single-story property is bright and sunny and tiled throughout; cool in summer and warmed by eco-friendly underfloor heating in winter. The barn has 2 spacious adult sized bedrooms with king & super-king zip & link beds, the master bedroom has an en-suite bathroom with shower. The third bedroom is compact and has twin beds which can be made up as a double. Coot barn is a sunny bolthole for 2 -3 guests or a young family. The smallest of our Eco-barns, Coot offers comfortable cosy retreat and can be booked with Garden House and Avocet for family gatherings and celebration weekends. The converted dairy barn features exposed beams and simple modern styling with eco friendly underfloor heating and travertine stone floors - warm in winter and cool in the summer. The accommodation is all on one level with a compact open plan living and kitchen-dining space, large bedroom with super-king-sized zip & link beds, second bedroom with a single bed and a spacious walk-in shower suitable for guests who are less mobile (no bath).

Swallow Cottage sleeps 5 in 3 bedrooms and is one of our larger converted barns at Cranmer. The generous open plan living & kitchen space has beamed ceilings with light flooding in from both East & West.

The spacious and well-equipped kitchen has both a gas cooker and a traditional Rayburn. The dining table can extend to seat up to 10 guests. The sitting area looks out over the terrace and private garden and has a woodburning stove for cosy winter weekends.

There are two double bedrooms with a larger bedroom with en-suite bathroom with bath, a second bedroom with a king-sized zip and link bed/twin with en-suite shower room, and a third bedroom with a 3ft single bed.

The cottage is located close to the shared luxury indoor heated pool. Guests also have access to 2 all-weather tennis courts and indoor games room

Swallow communicates with Woodpecker via the hallways, for extended family get-togethers or friends’ reunions.  Sleeping a total of 10 in 5 bedrooms with room for 1 additional travel cot.

Especially popular are Christmas and New year breaks when the cottages are decorated with Christmas trees and the wood burning stove prepared with logs.

The converted barns share an entrance through a boot room when booked together. The Eco-Barn offers space for families to eat and socialise together, with the option of your own space for quiet times. The property is ideal for celebration weekends and gatherings. Our smaller Eco barn Coot is just next door offering a peaceful retreat for grandparents or a young family. The table in Garden house seats 12, there are 2 large sofas and extra seating available in Avocet. End Cottage is a cosy traditional Norfolk farm cottage, ideal for homestays for families with pets. Overlooking rolling countryside and private farmland there are plenty of green tracks to walk your dog. The holiday cottage sleeps up to 8 and has private enclosed gardens both at the front and at the back of the accommodation.  There is ample parking for 3 cars.  There is also secure storage for bikes in a lockable store.

The cottage is furthest away from the road on the end of a terrace of three properties. The cottage is tardis-like having a large kitchen dining room which is perfect for entertaining, the generous living space has direct access to a large terrace with a barbeque and outdoor furniture overlooking the garden.  There is a ground floor bedroom, shower room with W.C and boot room with laundry facilities.  Upstairs there are 3 bedrooms: 1 king sized bed room, one double bedroom and a smaller twin plus a family bathroom with bath.

The holiday cottage is all on one level, making it suitable for all ages and is ideal if you are looking for a spacious cottage for groups to socialise together yet retain the option of private space. Owl's Roost is two cottages which are next door to one another and share communicating access.

The kitchen in Owl is well-equipped with plenty of worktop space and the dining table can be extended to seat 8. The comfy seating area in Wagtail can be used a s a cosy sitting room with a wood-burner for some winter Hygge.

Owl has a family bathroom and Wagtail has a newly refurbished bathroom with bath and separate shower for guests who are less mobile. There are 4 bedrooms including a cosy bedroom with 5 ft Zip & link twin bed.

Head towards King's Lynn via the A17, A47 or A10. Take the A149 and then the A148 heading East until a couple of miles from Fakenham.

Approach from the A11 and A1065 through Brandon and Swaffham as far as the A148 roundabout west of Fakenham. Turn left onto the A148 and then take the first right B1355, continue for nearly 2 miles,
